(July 11th 2008) Yesterday I had an open house on a property I am flipping. I ran an ad in the local paper and listed the house (just like our information explains).  People were calling me all day about the ad and I told them to be at the house at 5:00 p.m. People started showing up at 5 and for 1 full hour, I had a house full of people! It was unreal and 5 people took applications to try and purchase the house. Only 1 will get the house so I will contact the other 4 who don't and ask them what type house are they looking for. I will build a "buyers list" (the most important list you can have when flipping) and then go find the house they want! I have had incredible response from sellers. Most of them are fed up with listing with a Realtor who simply throws a sign in the yard and puts their house on the MLS and then waits for another Realtor to bring a qualified buyer to look at their house along with 20 other homes, hoping that they like their house the best. Our solution opens up a huge market of buyers who have trouble getting financing. The Realtors don't have access to these people, but we do. Doug S

Things are going very well, we are so busy we don't know what to do. Here is a quick update since October we have closed 5 deals for a total of $60,810 and we have two more set to close before the end of the year one is for only $4,000 but the other is for $23,000 plus a $8,500 2nd mortgage. Graystone is great , my wife will be joining me in the business and I have my kids doing small parts as well such as passing out flyers, stamping and filling envelopes etc...
